The average age in Germany now stands at 42.6, compared to an EU average of 35. it is expected that by the year 2020, the average age in Germany will rise to 55, while the average age in the EU will be 43.
It is also estimated that by 2020 around 6% of the German population will require mandatory placing in health care facilities, compared to 3.5% now. The directors believe that, based on the increase in demand for their use, the next number of years will see a further increase in the demand for investment into “grey euro” properties. Nursing homes hold a significant position within this demand-led sector.

Nursing Home, Nienhagen (nr. Hanover), Germany

Nienhagen is located close to the cities of Hanover and Celle. The asset here is a nursing home that encompasses assisted living. Built in 1995, it was re-developed as a modern nursing home facility in 2005, covers 3,750m² and houses 65 beds. The plot has additional residential space.  Planning permission is being prepared for use of vacant site to build residential block which in the future could be used as assisted living residences.

Hohenlockstedt Is a nursing home located north of Hamburg . Housed in period building dating from 1911, it was extended and refurbished in 2001. It has a total of 99 beds, split between one- and two-bed rooms. Anderson Holding, nursing home operator and principle tenant since December 2011 have agreed to fully modernise the facility and expand the operation by a further 40 beds.  

Lettable area: 2,817m². The nursing home was acquired together with a plot to the rear, which can – with planning – be developed for extended care facilities.
